So, you want to sell your home? As a professional REALTOR, I've been asked on occasion, "why won't my home sell?" Well here are some tips that will at least get a buyer to look at your home:

1) When you decide to sell, be honest with yourself with the condition your home is in. Also, get rid of the "emotional" attachment to the property. Think of it as "moving" in the right direction and once you decide to sell it, don't even think that it will not sell.

2) Get organized. Gather all your documents i.e. deed, warranties and repair invoices. Put them in a safe place. A buyer wlll appreciate the fact that you made an effort to keep up your property.

3) Get rid of clutter and personal affects. Clean the place up! Pack all personal pictures of your family because buyers want to see your home, not your family portraits. Also, remove large pieces of furniture if possible to make the rooms appear larger. Clean, clean, clean! Mop floors, clean windows, vacuum the floors daily. Re-organize closets because a cluttered closets may send the buyer a signal that there isn't enough closet space.

4) Make sure you have "curb appeal". Mow the lawn and plant flowers.

5) Contact a REALTOR!

Doing these small things may take a little time and effort on your part but it will eliminate the age old question, "why won't my home sell".
